The history of the Khludov Estate began in 1883 when merchant Vasily Alekseevich Khludov, investing part of his inheritance, purchased the estate "Razdolye" from landowner N.N. Mamontov—a stretch of land from the spring of the Sochi River to the Psakhe River (now the Mamayka district). This step marked the beginning of the creation of a resort complex and the development of the future Khludov Estate
A series of misfortunes forced Khludov to abandon his Sochi estate, and in 1901, he sold it to the state treasury for 500 thousand rubles. Soon afterward, the coastal area, at the initiative of the Minister of Agriculture A. S. Yermolov, was transferred to A. V. Tarnopolsky for the creation of the "Kavkazskaya Riviera" resort.

In November 2009, the remains of the Khludov dacha were demolished, and by 2012, a new structure had been erected in its place. The facade was designed in the Russian Modern style, while the interior was crafted in an exquisite Baroque fashion.
The hotel's ambiance recreates the atmosphere of that era: all interior items were handcrafted by Russian and Italian artisans as one-of-a-kind pieces. The decor is adorned with paintings by renowned Russian artists, such as Otroshko and Vensky. Today, the hotel operates as part of a family-owned business.
